NOTICE is hereby given that the Regular Meeting of the Planning & Zoning Commission of the City of Lucas will be held on Monday, June 12, 2006, at 7:00 PM at the Lucas City Annex, 185 Country Club Road, Lucas, Texas, at which time the following Agenda will be discussed.

Citizen Input

The Planning & Zoning Commission invites citizens to speak on any City business item. In accordance with the Open Meetings Act, comments of public interest will be heard, but no action may be taken by the Planning & Zoning other than to refer the item to a future agenda. Please complete and submit to the City Administrator a “Public Meeting Appearance” sheet prior to the meeting.

Public Hearings

The Public Hearing agenda is provided for the purpose of allowing citizens to ask specific questions regarding only the subject posted for the Public Hearing. Generally the Public Hearing is required by State Law and a record of those attending the Public Hearing is maintained as part of the official record of the proceedings.

 

2) Public Hearing/Consideration/Discussion/Action of a application request for zoning 22.898 ± acres situated in the William Snyder Survey, Abstract Number 821, as described in Volume 5195, Page 2534 in Collin County Texas. Applicant Stephen Preston of Sterling CentreCorp Management Services is requesting the zoning change to Planned Development (PD) Commercial from the current zoning Commercial (C). The property is generally located at the Northeast Corner of Lucas Road and FM 2551.

 

3) Public Hearing/Consideration/Discussion/Action of a application request for zoning 58.97 ± acres situated in James Lovelady Survey Abstract Number 538 Tract 48 in Collin County Texas. Applicant Paul Anderton is requesting the zoning change to Planned Development (PD) Residential from the current zoning Agricultural (AO).

The property is generally located approximately 1000 ft. West of Stinson Road and 2600 ft. South of Lucas Road.

 

4) Public Hearing/Consideration/Discussion/Action of a Special Use Permit (SUP) for 33.67± acres located at 905 E. Lucas Road. Applicant Wendy Hunter is requesting the SUP for operation of a riding lesson facility at Trinity Hill Ranch.

 

Regular Action Agenda

The Action Items are intended to provide the Commission the opportunity to discuss the issue at hand and ask questions of the applicant. Generally, the public is not to comment during this time; however, the Chairperson may make an exception.

 

5) Consideration/Discussion/Action on the approval of the minutes from the May 8, 2006 Planning & Zoning Meeting.

 

6) Consideration/Discussion/Action on the approval of the final plat for applicant Eric Benavides regarding 14.344 ± acres of the William Snyder ABST. NO. 0821 Collin County Texas, currently zoned R-1, generally located 1300 feet east of FM 2551 on south side of McGarity. [Fox Glen Edition]

 

7) Consideration/Discussion/Action on the preliminary plat for applicant Gregg

Blaylock regarding 62.97 ± acre tracts out of the Benjamin Sparks Survey ABST.

No. 813 Collin County Texas generally located south side of Estelle Lane

approximately 1500 feet east of FM 1378. [Edgewood Estates]

 

8) Consideration/Discussion/Action of the amended minor plat for street name change and lot line for the applicant Lucas Forrest Grove LTD regarding 40 ± acres out of the Fitzhugh Survey ABST No. 318 J. Kerby Survey ABST No. 506 existing 31 tracts zoned R-1 generally located north side of Forest Grove. [Amherst Estates]

 

9) Consideration/Discussion/Action on a proposed Accessory Building Ordinance.
