NOTICE is hereby given that the Regular Meeting of the Planning & Zoning Commission of the City of Lucas will be held on Thursday, March 13, 2008, at 7:00 p.m. at the Lucas City Annex, 185 Country Club Road, Lucas, Texas, at which time the following Agenda will be discussed.

Citizen Comments

The Planning & Zoning Commission invites citizens to speak on any City business item. In accordance with the Open Meetings Act, comments of public interest will be heard, but no action may be taken by the Planning & Zoning other than to refer the item to a future agenda. Please complete and submit to the City Administrator a “Public Meeting Appearance” sheet prior to the meeting.

 

1) Citizen’s Comments.

 

Public Hearings

The Public Hearing agenda is provided for the purpose of allowing citizens to ask specific questions regarding only the subject posted for the Public Hearing. Generally the Public Hearing is required by State Law and a record of those attending the Public Hearing is maintained as part of the official record of the proceedings.

 

2) Public Hearing/Discuss and Consider an application request by New Lineage

Custom Homes, LLC, for the rezoning of an AO/R-2 16.30 ± acres tract of land to

R-1.5 situated in the Calvin Boles Survey, Abstract No. 28, Collin County, Texas,

said tract being all of a tract of land described in deed to Madawg Productions,

Inc., as recorded in County Clerk Document No. 20071212001651360, Deed

Records Collin County, Texas commonly known as The Ranch at Pecan Grove.

 

Regular Agenda

The Action Items are intended to provide the Commission the opportunity to discuss the issue at hand and ask questions of the applicant. Generally, the public is not to comment during this time; however, the Chairperson may make an exception.

3) Discuss and Consider the approval of the minutes from the January 22, 2008

Planning & Zoning Commission meeting. [City Secretary]

 

4) Discuss and Consider a presentation by Mayor Bill Carmickle of a list of items

from the City Council for future consideration by the commissioners:

a. Review of subdivision ordinance regarding optional land study, lot

coverage, front and rear building setbacks, and sidewalk requirements

b. Review of fire sprinkler ordinance

c. Review list of all allowable home base businesses that do not require

Special Use Permits (SUP)

d. Review the use of accessory structure as secondary residence

e. Refine definitions of accessory structures such as swimming pools,

basketball courts, tennis courts, and playground equipment

f. Review of the zoning use table

 

5) Discuss and Consider the approval of the final plat for the subdivision of

Claremont Springs Addition Phase II located in the J. Snider Survey, Abstract

No. 824 in the City of Lucas, Collin County, Texas.

 

6) Discuss and Consider the approval of the final plat for The Reserve at Forest

Grove located in the G. Fitzhugh Survey, Abstract No. 318, City of Lucas, Collin

County, Texas.

 

7) Adjournment.

 

As authorized by Section 551.071 (2) of the Government Code, the Planning and Zoning

Commission may convene into closed Executive Session for the purpose of seeking confidential legal advice from the City Attorney regarding any item on the agenda at any time during the meeting.
