NOTICE is hereby given that the Regular Meeting of the Planning & Zoning Commission of the City of Lucas will be held on Thursday, February 8, 2007, at 7:00 p.m. at the Lucas City Annex, 185 Country Club Road, Lucas, Texas, at which time the following Agenda will be discussed.

The Planning & Zoning Commission invites citizens to speak on any City business item. In accordance with the Open Meetings Act, comments of public interest will be heard, but no action may be taken by the Planning & Zoning other than to refer the item to a future agenda. Please complete and submit to the City Administrator a “Public Meeting Appearance” sheet prior to the meeting.

      1) Citizen’s Comments.

 

Public Hearings

The Public Hearing agenda is provided for the purpose of allowing citizens to ask specific questions regarding only the subject posted for the Public Hearing. Generally the Public Hearing is required by State Law and a record of those attending the Public Hearing is maintained as part of the official record of the proceedings.

    2) Public Hearing/Consideration/Discussion/Action to consider an Ordinance of the City of Lucas, Texas, amending Ordinance # 2004-12-00513 Comprehensive Plan to include the Waste Water Master Plan; providing a repealing clause; providing a savings clause; providing a severability clause; and providing an effective date.

 

Regular Action Agenda

The Action Items are intended to provide the Commission the opportunity to discuss the issue at hand and ask questions of the applicant. Generally, the public is not to comment during this time; however, the Chairperson may make an exception.

    3) Discuss and Consider the approval of the minutes from the January 11, 2007 Planning & Zoning Meeting.

    4) Discuss and Consider the two (2) acre minimum lot size requirement in a residential area.

    5) Discuss and Consider the City of Lucas Zoning Ordinance as it relates to landscaping requirements in certain zoning districts.

    6) Discuss and Consider the City of Lucas Code of Ordinances, Chapter 14, Zoning, Article 14.04 Supplementary Regulations, Division 7, Lighting.

    7) Discuss and Consider regulations for large scale retail development.

    8) Discuss and Consider the possibility of conducting a study session prior to the regular meeting.

 

Routine Business

    9) Discussion of items to be placed on future agendas.

    10) Adjournment.

 

As authorized by Section 551.071 (2) of the Local Government Code, the Planning and Zoning Commission may convene into closed Executive Session for the purpose of seeking confidential legal advice from the City Attorney regarding any item on the agenda at any time during the meeting.
