NOTICE is hereby given that the Regular Meeting of the Planning & Zoning Commission of the City of Lucas will be held on Monday, August 14, 2006, at 7:00 PM at the Lucas City Annex, 185 Country Club Road, Lucas, Texas, at which time the following Agenda will be discussed.

The Planning &
Zoning Commission invites citizens to speak on any City business item. In
accordance with the Open Meetings Act, comments of public interest will be
heard, but no action may be taken by the Planning & Zoning other than to
refer the item to a future agenda. Please complete and submit to the City Administrator
a “Public Meeting Appearance” sheet prior to the meeting.

agenda is provided for the purpose of allowing citizens to ask specific
questions regarding only the subject posted for the Public Hearing. Generally
the Public Hearing is required by State Law and a record of those attending the
Public Hearing is maintained as part of the official record of the proceedings.
2) Public Hearing/Consideration/Discussion/Action
of a application request for 58.97± acres situated in the J. Lovelady Survey
Abstract No. 538, in Tract 48 in Collin County Texas. Applicant Paul Anderton
is requesting the zoning change to
Residential 2 acre lots (R2) and
Residential 1.5 acre lots (R1.5) from the current
zoning Agricultural (AO). The property is
generally located approximately 1000’
west of Stinson Road and 2600’ south of
Lucas Road. [Stinson Crossing]
3) Public
Hearing/Consideration/Discussion/Action of an application request for Zoning for
22.898± acres situated in the William Snyder Survey, Abstract number 821, as described
in Volume 5195, Page 2534 in Collin County, Texas. Applicant Stephen Preston of
Sterling CentreCorp Management Services is requesting the zoningchange to
Planned Development (PD) Commercial. The property is currently zone commercial
business (CB). The property is generally located at the Northeast Corner of
Lucas Road and FM 2551. [Lucas Towne Crossing]
4) Public
Hearing/Consideration/Discussion/Action of an application request for a
Special Use Permit for 2.00± acres
situated in the J. Snyder Survey Abstract No.
824, Tract 53 in Collin County Texas.
Applicant Carol Barratt is requesting the
approval of the Special Use Permit for
the use of a preschool. The property is
generally located at 695 Country Club Road.

Regular Action Agenda
The Action Items are
intended to provide the Commission the opportunity to discuss the issue at hand
and ask questions of the applicant. Generally, the public is not to comment
during this time; however, the Chairperson may make an exception.
5) Consideration/Discussion/Action on the
approval of the minutes from the March 13, 2006, April 10, 2006, and July 10,
2006 Planning & Zoning Meetings.
6) Consideration/Discussion/Action for an
application request from Wolf Creek
Investors LP of Preliminary Plat to the
City of Lucas to subdivide the property
described as 39.67± acres situated in the
Gabriel Fitzhugh Survey, Abstract A0318, Tract 15 in Collin County Texas.
Generally located east of FM 1378 (Country Club Road) on Forest Grove Road.

7) Consideration/Discussion/Action for
the submittal of a Final Plat for 32.8014 ± acres situated in the J. Thompson
Survey, Abstract No. 893 as described in Volume 554, Page 220 of the Collin
County Land Records. The Property is generally located northeast of the
intersection of Shady Lane and Snider Lane. [Cameron Estates]
8) Consideration/Discussion/Action of an
application request for Final Plat for 62.97± acres situated in the Benjamin
Sparks Survey Abstract No. 813, in Collin County Texas. Applicant Gregg
Blaylock is requesting the approval of final plat. The property is generally
located south of Estelle Lane approximately 1500’ east of FM 1378. [Edgewood
Estates]
9) Consideration/Discussion/Action on the
proposed Accessory Building Ordinance and setting a date for the Public
Hearing.
